Basement or crawl-space moisture that follows rain events

Soil that stays wet or has washed away next to the foundation
After a storm, walk the perimeter. Puddles that remain against the walls or visible erosion channels under the downspout outlets are direct evidence that water is not being moved far enough from the house.
